This is a very bold statement and I would like to see the empirical data supporting these conclusions. Based on the Houston MLS it would be impossible to support the stated adjustment for an outdoor TV. Adjustment rates are specific to each market area and are not static. Some market areas will pay for certain elements and others pay no additional funds for the same elements. Making such broad statements is irresponsible. Be very careful when making improvements to get a higher sale price for real estate.

My comments regarding an article recently published by the Appraisal Institute on the subject of appraisal bias. You can read the article here.

Thank you for pointing out this flawed theory. Appraisers don't have any stake in the assignment like all other parties in a Real Estate transaction. Why would we appraise a property higher or lower than market value? Neither scenario would change the fee we are paid and would jeopardize our ability to work in our field.
