Some market areas will pay for certain elements and others pay no additional funds for the same elements. Making such broad statements is irresponsible. Be very careful when making improvements to get a higher sale price for real estate.

Thank you for pointing out this flawed theory. Appraisers don't have any stake in the assignment like all other parties in a Real Estate transaction. Why would we appraise a property higher or lower than market value? Neither scenario would change the fee we are paid and would jeopardize our ability to work in our field.
